Full Property Management

Our fee is taken from the rent collected in line with your payment schedule If the monthly rental is £600 you will pay a fee of £60 inclusive of VAT.

10% inc VAT

Tenant Find Only Service

Fee is payable for each let where the tenant is introduced through Homelink Lettings.

£450 inc VAT

House in Multiple Occupation (HMO) Management

Our fee is taken from the rent collected in line with your payment schedule If the monthly rental is £495 you will pay a fee of £59.40 inclusive of VAT.

12% inc VAT

New Tenancy Set Up Fee

Fee is payable prior to the commencement of each new let where the tenant or tenants are introduced via Homelink Lettings.

£350 inc VAT

HMO Tenancy Set up Fee

Fee per room for each new HMO (House in Multiple Occupation) tenancy, inclusive of VAT.

£150 inc VAT

New Tenant Find (Replacement)

This fee is due for any replacement tenant in a property rented by Homelink Lettings or one we are managing. Fee inclusive of VAT.

FULL PROPERTY MANAGEMENT ONLY

Tenancy Renewal Fee:

  • No Charge.

Tenancy Switch To Homelink Lettings:

  • No Charge – Our FREE Agency Switch Service makes transferring the management of your property to Homelink Lettings very easy.

Supervision Of Works Over £300:

  • 12% inc VAT of cost of total works. Eg. If your final bill is £1200 you will pay a fee of £144 inclusive of VAT.

Property Inventory Report:

  • £80 to £150 inc VAT subject to the size of your property.

Court Documentation Preparation:

  • £60 inc VAT per hour.

Additional Property Inspections:

  • £60 inc VAT for inspections over your usual remit if requested by landlord.

Amendments To Existing Tenancy:

  • No Charge.

Accompanied Check-In And Check-Out Of Tenants:

  • No Charge.

Filing Of Non-Resident Landlord (NRL) Return:

  • £30 inc VAT.

Court Hearing Attendance Fee:

  • £70 inc VAT per hour.

Rent & Legal Protection Cover:

  • Please enquire.

Annual Statement Of Income & Expenditure:

  • £40 inc VAT.

Time Charged For Any Extra Work Not Covered Under Management Contract:

  • £40 inc VAT per hour. For additional work which will require extra staff resources and/or traveling.

England Section 21 Notice & Service:

  • £78 inc VAT.

Wales – RHW16 Notice & Service

  • £70 inc VAT

England Section 8 Notice & Service:

  • £78 inc VAT.

Wales – RHW20 Notice & Service

  • £70 Inc VAT

England Section 13 Notice & Service:

  • No Charge.

Wales – RHW12 Notice & Service

  • £30 Inc VAT

* An amount payable under a percentage fee will go up or down depending upon the agreed rent level.

**All fees under the Full Management Service are payable when any individual or organisation enters into an agreement to rent the property as a result of a promotion, advertisement, viewing or introduction by Homelink Lettings.

PAT Testing (Portable Appliance Testing)

  • Price on application

Property Inventory report (Start of new tenancy)

  • £70 to £150 (depending on size of property)

Statutory Deposit Declaration

  • £30 Inc VAT
